Durable, covenanted rental income

The base is long-term, covenanted rental income: low volatility, transparent pricing. Long affordability agreements hold it steady through the cycle, the kind of asset an institution can size a position around, under whatever ownership and lease structure the programme calls for.

A falling cost curve

The upside is the cost curve. Every project makes the next one faster and cheaper, and the savings accrue to the platform and its partners rather than leaking away. You are not buying today's building at today's price, but a share of a cost that keeps coming down, alongside sponsor capital on the same terms.

Construction technology fails on demand, not invention: the better method exists; what it lacks is a buyer large enough to run the line full. The platform is built to be that buyer, aggregating covenanted demand across its projects. Groundbreak Ventures, Hopewell's construction-technology affiliate, has invested in these companies since 2019, and that volume turns a promising method into a lower cost per door, on the platform's own projects first and deployable on yours. It lowers what a home costs to run as well as to build, so the advantage widens as the platform scales.
