The method

We build with the builders who know their province.

No single firm delivers homes at national scale, and no method works the same everywhere, so we do not build alone. In each region we work with established partners who already build faster and cheaper, bringing the capital, pipeline and accountability to do it at volume. The partner keeps its name, crews and market; we aggregate the demand across provinces, coordinate the capital and the public programs, and sign for delivery.

Construction that costs less

Most of the home is made before it reaches the site: walls, floors and whole modules produced to tight tolerances in a plant, then assembled in a fraction of the time. Weather stops mattering; quality stops depending on who showed up. A national pipeline keeps our partners' lines full, so the saving compounds with every home, with less waste, tighter envelopes and low-carbon materials such as the concrete proven on the Wharf and at HQ2.

Financing that reaches the rent

Cheaper construction is wasted if the financing still assumes yesterday's costs. We build the capital stack around today's lower costs, so the saving reaches the rent: public programs where they fit, land kept in public hands under a long lease, and a model tuned to the monthly payment the resident lives with, held affordable long after opening day.

Rules that let it get built

Better methods and financing still meet a code written for another way of building, a zoning map that forbids the density, and a permit queue measured in years. So we work the rules as deliberately as the concrete: bringing cities repeatable designs their staff can approve with confidence, and pressing for the density an affordable pro forma needs and the code changes that let factory-built housing through faster and safely.
